Rockwell Classic Cabins are built by
Mr. Rockwell and a small Amish crew. These skilled craftsmen specialize in providing workmanship typical of a century ago when
every detail was important. Only 3 or 4 cabins are built each
year.
With rare exception, Rockwell
Classic Cabins are built specifically for their owners.
While not a totally custom cabin, they are tailored to the buyer's
preferences within the size and style range of a Classic
Cabin.
Built to minimize waste and
maximize space, there are no hallways in a Rockwell Classic Cabin.
The various room layouts connect rooms and spaces directly using
an open floor plan. That's why the space inside always seems
greater than the overall cabin looks from the outside.
All
cabins have an open pine stairway with thick treads and handrails, a
favorite of Classic Cabin owners.
The all natural finish, knotty pine interior
is light and airy. The warm glow of the wood creates
a feeling of sheltering comfort. You'll find special touches
throughout such as handmade towel racks and custom built pine
cabinets.
Cabins are sold as a package that
includes the land, cabin, septic and well. Each cabin
includes major appliances and is ready to enjoy at settlement.
Cabins comply with the Uniform Building Code.
Just as important as the
construction of the cabin is the relationship of the cabin to its
lot. Mr. Rockwell always seems to find a way to situate the cabin
so that it blends beautifully with its lot. He purchases only
lots he feels will best suit his work, lots that are wooded, of at
least two acres and within 20-25 minutes of a boat launch or
marina at Raystown Lake.
Since the builder owns each lot,
he finances his own work and there is
no need for buyers to deal with the hassle of a construction loan.
Other than the initial deposit, there are no construction advances
involved. Buyers simply apply for a mortgage or home equity loan
45 days before the projected completion date. Some folks
just pay cash at settlement. Contracts require a 10% earnest money
deposit that is held in escrow and returned to the buyer at
settlement towards the purchase price.
The various Rockwell Classic Cabin
styles pictured on this website are examples of the builder's work
and are all sold. However, I can show you several of these
finished cabins whose owners are nice enough to let us show
them off as examples of Mr. Rockwell's work. Be sure to give me at least a week's notice
so that I can arrange it.
If you were then to decide you
wanted a Rockwell Classic Cabin, we would set up a day to look at
available lots and meet with the builder. Once a cabin design was
agreed upon, a completion date could be established. Prices vary
depending on lot size, cabin size, special features and
current market prices for construction materials.
